Position Overview
Join our dynamic Real Estate Transaction Services Group (RETS), where we drive economic development and neighborhood revitalization by leveraging city-owned real estate and collaborating with the private sector. As the Vice President of Real Estate Transaction Services, you will play a pivotal role in executing real estate and economic development transactions on city-owned land. Your leadership will help transform underutilized properties into projects that promote job creation, industry growth, and affordable community development throughout New York City.
In this role, you will oversee a talented team of real estate finance and development professionals, guiding projects from inception to completion. You will direct financial analyses to assess project feasibility, manage negotiations with developers regarding land sales and leases, and ensure smooth project management and community outreach efforts. We are looking for a candidate with real estate industry experience, particularly in managing development projects within the NYC area, who possesses a strong understanding of navigating complex regulatory processes and public policy objectives.
Key Responsibilities
Supervise and guide all aspects of real estate project management and land sale/lease negotiations.
Conduct financial structuring analyses (NPV, IRR, COC, etc.) to identify key investment return drivers.
Lead transaction negotiations to optimize returns for the City.
Establish and achieve short and long-term project goals and timelines.
Create accountability and monitoring systems for projects and team members.
Initiate, review, and supervise all project-related documentation.
Present project proposals to executive staff, boards, and city officials.
Identify new project opportunities and initiatives for economic development.
Build and maintain strong relationships with government agencies, real estate developers, business groups, consultants, and community stakeholders.
Demonstrate strong managerial skills, motivating teams to meet goals and deadlines with minimal oversight.
Mentor and support junior staff in their professional development.
Exhibit exceptional problem-solving abilities and professional judgment.
Display strong leadership and interpersonal skills, including effective public speaking and communication.
Qualifications
Bachelor's Degree in business, real estate, public policy, urban planning, finance, or law (Master's Degree preferred).
7-10 years of experience in relevant fields such as finance, real estate, development, public policy, or urban planning.
Proficient in spreadsheet, database, and presentation applications, including Excel and PowerPoint.
Experience with real estate market research and familiarity with market databases like CoStar and Real Capital Analytics.
Knowledge of real estate transaction documents, such as leases and contracts of sale.
Proven project management and interpersonal skills, with strong written and oral communication abilities.
Ability to prioritize competing needs and opportunities effectively.
Understanding of economic development issues and familiarity with NYC government processes.
Self-starter who thrives in a collaborative, team-based environment and can lead complex projects independently.
Strong problem-solving skills and professional judgment.
